Over the past two decades, Frederick has evolved from a quaint small town into a highly sought-after city. Once marking the outer edge of Frederick’s city limits, the Whittier community has now seen significant expansion through new housing developments.
Today, multiple new communities surround Whittier, with the closest being built by Keystone Homes, Ryan Homes and Lennar.
Keystone initially expanded with a row of homes off Kemp Road, to the left of Whittier (when facing north). As demand grew, development extended to the right along Yellow Springs Road, giving rise to the popular Kellerton community. While the homes off Kemp Road are not part of Kellerton, the community’s success led Keystone to further expand along Yellow Springs Road. Now, Keystone Homes has developments on both sides of Whittier and beyond.
Kellerton offers an array of amenities, including a clubhouse with a fitness center, an outdoor pool, a dog park, tot lots, and walking trails. Home options in Kellerton range from townhomes starting around $460K, villas from the $590Ks, and single-family homes beginning at $660K. Following this trend, Lennar introduced the Sycamore Ridge community off Kemp Road, on Whittier’s left side (when facing north). Sycamore Ridge features both townhomes and single-family homes (both offered by Lennar), complemented by amenities such as a small park, picnic area, walking trails, and a tot lot.
In 2024, Ryan Homes joined the development surge in Sycamore Ridge, offering a selection of single-family home designs to expand housing options in this growing part of Frederick. As of now, the HOA fee is approximately $32 per month (subject to change), covering the maintenance of green spaces, tot lots, picnic areas, and walking trails. Currently, Ryan Homes is exclusively building single-family homes in Sycamore Ridge, starting at $600K.
